City of Poway

In addition to the City of Poway's Housing Programs, others exist throughout San Diego County and the State to help you get the assistance you may need.

DCCA (Down Payment and Closing Cost Assistance)
Program administered by the County of San Diego in partnership with the City of Poway offers up to $45,000 for down payment and closing cost assistance to first-time buyers.

CALHFA (California Housing Finance Agency)
Provides low-interest loans to qualified, first-time homebuyers through various participating lenders.

Home Ownership Resource Center
Community HousingWorks, a local non-profit dedicated to helping people achieve home ownership, administers a resource center with knowledgeable staff that connects interested buyers to HUD-certified homeownership programs, local lender programs, and City and County programs.

Foreclosure Prevention Assistance Program
A comprehensive program to assist homeowners facing foreclosure.  Homeowners are counseled on their best course of action and assisted with lender negotiations when appropriate.

MCC (Mortgage Credit Certificate)
Program administered by the County of San Diego in partnership with the City of Poway provides a special tax credit that allows income-qualified, first-time homebuyers to reduce their federal income tax liability as long as they own and occupy their home.

Residential Rehabilitation Loan Program
Program adminsitered by the City of Poway provides zero-interest, forgivable loans, up to $10,000 to income-qualified homebuyers wanting to make improvements to their homes.

County of San Diego Home Repair Loan Program
Program for the repair of owner-occupied homes.  Deferred loans are offered at three-percent simple interest and calculated annually on the unpaid principal.  Income-qualified homeowners may borrow up to $25,000 for a single-family home or $8,000 for a mobilehome.

HomeShare and Community Connections
The HomeShare and Community Connections Program is a home-sharing service which provides affordable housing costs, companionship, extra income, or help around the house made possible through barter agreements.  This free service has no age restrictions and is open to low-income residents.  The program also provides local social service agency referrals as needed.

State of California Tax Credit for New Home Purchases
This tax credit is available for qualified buyers who on or after March 1, 2009, and before March 1, 2010, purchase a qualified principal residence that has never been occupied.  The buyer must reside in the new home for a minimum of two years immediately following the purchase date.  For more information, please click onto the State of California Franchise Tax Board website link below: www.ftb.ca.gov/individuals/New_Home_Credit.shtml
